I have a question for you and hope that you can help me. I am trying to buy a house. My credit is awful. My FICO score is 426. I am trying to get a letter of pre-approval or something from my lender. Because of my credit score the sellers are allowing me 6 months to get my score cleaned up enough to put the house in a loan with my name. They are letting me do a lease purchase for the 6 months. I already have things in dispute with the credit bureau and I am waiting on them to contact me back. Is there anywhere possible that I can try to obtain a letter of pre-approval or something?
---------------------------
pre approval?
for a 426?
no I haven't. Letter?
you need owner financing.
3 open rated lines of credit 12 months MR
and obviously you have nothing but a slew of bad credit. some of that need to go away

Repossessions comes of in July. Will it help my score and how much
I have an equifax score of 586. I have a repossession that is due to come off of my report in July. Will this improve my score? If so by how much would you guess.
The other 2 scores are 640 & 641.
-----------------------------------
really it souldn't help your credit score at all
if you have 3 open and reported lines of credit to equifax that show at least 12 MR months of reporting, then it should not help.
if this is the only thing on your report it will drop your score to 0'
it sounds to me like you don't have 3 lines of open good and rated lines of credit at equifax with no lates in the past 24 months.
it will eliminate some problems wih financing at major good credit lenders. Many lenders will disqualify you for a collections repo or bankrupcty right of the bat. So this is a good thing, it just shouldn't help your credit mch because it is so old and you have have new good cedit to over ride the old bad credit.
obviously each bureau has different data on you as the scores are different

Statute of limitations on my credit report
If the Sol has run out on a dept to be collected which is 6 years in my state I think (I am in Arkansas) on a charge off or closed account can you have them removed by the credit reporting agency? Or do I have to wait to they drop off in 7 years.
--------------------------
7 on credit
if its thats old it should be hurting you much anyway with new good credit

Creditors are trying to collect and have changed date of last activity.
I have taken a bit of time to call some of my creditors. They are all telling me they won't negotiate on anything. Should I just send them letters using the formate you have provided? And not call them. I used your validation letter sending one to every collection I have that isn't currently on my credit report. I think I got it straight but would like to make sure. After sending the validation letters I would then have more information to contact the bureau's regarding incorrect information etc. Which I also somehow need to include to the bureau (I don't understand this part) not to have the dates changed? I don't know where that comes in and I didn't notice it in any of the letters.
--------------------
yes they must have proper documentation is thy are second party collections
if they are first party creditors pay them if you can.
Law office letter says i owe money but it is not my acount.
Today, I received a letter from a law office telling me they have taken over a debt collection of almost $4,000.00 and lucky me, I can settle for $1,500.00. The trouble is, I do not have this account, I do not know what they are referring to. none of my personal information is on the letter, such as employment, social security number. Just a strange letter asking for money. The office does exist, I called and hung up. I wrote aletter telling this law office that this information is incorrect, or fraudulent. Any other things I can do?
-------------------------

send them the debt validation letter

How do i stop possible fraud. Never been at one address on credit report
I am looking for some help. I was wondering if you knew how I can update my address (which was changed by someone else accessing my information and obtaining my credit report) with the credit bureaus, without having to buy services from them. I called experion at the number your website provides and I found that I have to buy some services for them to do it over the phone. If I want to do it for free, it would be via mail and take about 30 days, in which whoever pulled my credit in the first place could already be using my credit. I want to change my info and protect myself, but I can’t unless I pay for services. Does that sound right to you?

Can you adivise my how to raise my score from 652 658 633
I read with great interest your article on 12 steps to raising your credit score. Two years ago I married a Norwegian man, and I reside in Norway with him currently. I am unable to access via the internet my credit scores. It continually tells me that service not available in my area. I am 54 yrs old, divorced after 25 yrs, and I relocated to Asheville, NC about 5 yrs ago. I rented a home there for 2 yrs, and then bought it. It is owner financed. I am disabilied retired from the US postal service. I have a very small retirement that is auto deposited into my US bank account, along with the rental income from my home. The only other debt I have is my Wachovia card. Currently, it is at 66% of the 9,000 limit due to the death of my mom last year. I plan on paying that in full within 6 months. Also, I must finance my rental insurance as it is so high due to me living outside the USA and the manager of the property in Asheville. Yesterday, I finally got my credit report from countrywide, due to a call considering a refinance. I was shocked that the 3 scores were 652, 658, and 633. They indeed should be much higher, as I always PAY EVERYTHING on time. What can you advise me to do to raise my score??? Please help as my husband and I may return to the US to live, and if so, I may have to borrow some of the equity I have in my home in order to take care of automobile, etc. Please forgive the length of this mail. I hope to call all three agencies and speak with each of them. There has NEVER been anything that should have my score so low.
--------------------------
i hear the circumstances but not much about what is on your report.
if everything is paid up and you have 3 open lines of credit with no lates in the last two years your score should be 700+
---------------------------
I do not have 3 open lines of credit. Only 1 Visa card? Is that the problem ? Should I reinstate maybe an old Lowe's card, and not use it, and maybe get another Visa, and let it go unused? I have not seen the reports either as I cannot access them via the net. I am calling the agencies today from Norway. Also, I do have a letter from my landlord for 2 yrs, and now mortager (Renpro Proprities) stating that I have paid in an outstanding manner for 4 yrs both as a renter and owner, as well as maintained the home. I would like to know how to add this to my credit report? He sent this to me to help with me hopefully purchasing a small home with my husband here in Norway as I have zero credit here.
----------------------
that cannot be added to your report
open rated lines of credit only
rent, utitities do not count
you can use the rent letter with some applications to some loans, but it will never show on your credit report
-----------------------
some lenders will use a direct credit reference letter
here is a free letter you can change to fit your needs
Thanks for asking
I have a new subject with free letters

Medical collection of 52 dollars with IC system. Remove from my credit
May I ask you a question: I have a collection with IC system -medical collection in the amount of 52 dollars. I called them today to see if they would settle and asked them if I paid the bill would they remove it from my credit? they said, NO, their policy was to only report the amount as paid with the reporting agencies. they were very rude!! (go figure)a co-worked advised me to send a check, and under the endorsement, state: by cashing this check you agree to remove completely. He said, I could then send a copy of the cancelled check to the CRA's as a dispute to remove. thoughts? otherwise, I really don't know how to handle.
----------------------
i would just pay them and go on with your life
52 dollars is not worth any hassle.
for them or you.
they don't care. they will just leave it on your report and not cash the check.
if it was for like 4000 dollars you might have a chance.
-------------------
no one is entitled to have a poor payment record removed from the report
it is a
sometimes used courtesy or leverage for re payment.
------------------
thanks! i may just leave it for now. I have applied for a mort. loan and have been pre approved. If i have a recent paid or activity on the report, it may lower my score. (when they do a final run through) A few point lower will kill me.. I was trying to get a few points higher. Looks like I'm stuck! I heard through a friend that IC system is the WORST to deal with. I also heard I could send a HIPPA letter to the orig. medical provider to see if they would remove it.... Or i may just hang tough, and make sure my mort. goes through. being able to JUMP on a great deal right now is very important. I'm in cali and single...this maybe my only opportunity to buy real estate here. Sad huh! LOL
--------------------
if you are pre appoved
forget it about it
your right
---------------------
i guess you have 3 open current and rated accounts right not that report to bureaus and have at least 24 months reported. I also assume all of your accounts are less than 79% leveraged against your high credit limit. Home loans take the logest to reduce below 79% borrowed. Car loans are second with most loans being less than 72 months. revolving credit has the largest protential to raise your credit score fast. Just pay down to less than 79% and your score will go up now.
-------------------
Just to clarify....I shouldn't worry about getting those past due records from 2003 off my credit report. Rather...just reduce the amount of revolving credit to less than 79% of credit limit. How does this apply to amex? We don't have a limit on amex account, so it doesn't report that AND amex doesn't report our payment history. I wish they did, cause it has been perfect.
---------------------
yes do that
79% or less and boom
----------------------
Thanks a million..they should nominate you for a Nobel or something...

Reports going to wrong addresses bureaus 800 number
I have moved from my previous resident for a year now and still get my reports sent to the old address. I’ve tried calling all 3 bureaus with the 800 number but can’t get a live person to help me update my record.
How do I update my mailing so all correspondences go to my new residence?
I was a fraud victim 5 years ago and still have those faulty addresses listed on my reports. How do I remove those?
I found your website full of information that no other website has provided. Very productive instead of being geared towards marketing something. You’re a life saver!
-----------------------
use my dispute form
put in copies of your present address on a utility bill
----------------------
You know I paid this lady over $2K to settle disputes and clean up my credit and still 3 years later, I’m not doing any better. Your website provided a lot of information I didn’t have and I probably can do a better job and faster then she can.
--------------------
thats probably true

Citibank card shows 30 60 90 days late in 04. need 700 credit score
Hello, Love you blog. Today's credit system can make anyone feel helpless and I appreciate the information you provide. I need some advice: I had and Associates Citibank card which I opened in Oct of 1998. I had a 30 days late in April '03, 60 and 90 days late in Dec 03/Jan 04. I paid the account in full, but the credit card was closed by the grantor. On my freecreditreport.com report it shows the late dates and states that the creditor closed the account, but shows little green OKAY boxes until 2005. (I honestly, don't know when the creditor closed the account - I just quit using the card) My husband and I are trying to get a house this year and my score is between 668-685 depending on agency. I do not have any other late payments and my credit history since then has been spot on. (Threeaccounts open, good balance to credit line ratio)Is there anything that I can do to get my score up? (Would love to break the 700 mark) Can I get the past due accounts removed from my record? Thanks for your help!
------------------------
sometimes they will let you open a past account
see what i did here with bp oil
capital one would be the best route
you need 3 open for at least 12 months with no new lates
and all past dues paid. score should jump dramatically
if you cannot pay past dues maybe you will get lucky and
2 years will pass with no trouble and then 7 years with no trouble.
What I have found though is many accounts get sold or collected on within the 7 years period
and bam
there we go again on the 24 months and the 7 years again from date of last activity.

Captial One credit cards
I just recently got a great low interest rewards card from Capital One. Then I read where you said that they were the worst to have because they only report the balance as the high limit. I’m a member of a credit monitoring group that allows you to look at your score each month. I noticed on my report that they reported my $5000.00 limit and my 1000.00 balance. Have they changed the way they report? Also my credit score drops and raises each month, up and down by about 10 points. Is this normal? I have not been late on a payment for 3 years my scores for each bureau range from 640 to 659. Each month. It says that this is a fair score.
----------------------------
yes they have changed their practices. i need to get those comments off my website
they change due to customer blowback in a very large way. happened about 6 months ago.
so you are ok
Disputed credit deleted how long before my score raises
I would like to ask a question in reference to your credit blog-I just don't see how I go about doing so...Is there a link? I have read almost everyone of your blogs over the past week. They are extremely helpful! I can ask my question on your blog if you just tell me where to! My first question is: I disputed 6 items on my credit report, 5 were deleted (MIRACLE!!!). How long before my score goes up? How long before I should purchase a new report with a new score? I am trying to purchase my first home
--------------
email majors@oskie.com
if you were sent a letter saying they were deleted then the credit score change has already happend.
so check now.
make sure you get and keep at least 3 open and rated lines of credit reported to a bureau or bureaus
tansunion, equifax, experian.
if the items deleted were more than 2 years old do not expect a dramatic score increase and the past 24 months weight the most on a credit report.

Fix my credit 8 credit card charge offs and 120 days late on car lease
I am 23, and am in need of some desperate help to fix my credit. I am 23 and am getting married and I have a credit score of 530. My fiance is an immigrant and has no credit at all, so we have been focusing on fixing mine. I had several collections on my credit as well as like 8 credit cards and a car loan for a lease. The car loan is up in May and was 30 days late 9 times. All of my charge cards have been paid off in full except one that has an 1100 dollar balance and was 120 days late, however I am now caught up. U just opened a secured credit card with a limit of 200 dollars I have had it for almost 6 months and have never been late. I dont realy know what to do I have been working really hard to pay all of this off and my score isnt moving, I cant afford to pay someone to help me, so I was looking on the internet and found your site. If you could give me some advice or tell me what I need to do I would appreciate it
----------------------
i would try to open 2 of those old charge cards.
after 12 - 18 and 24 months ask them to report only that past 24 months of your credit on that account since that is normal revolving credit practice.
many times all the old late will be gone and you will have 2 new good rated lines of credit.
something goes for your husband. he is gonna have to get some credit so you can use his income for furture credit needs. get him to try here. of course he will need a social security number and if he is an immigrant he may not have one. he needs some credit and can have a great score in less than 13 months if he can get one of these cards that report to a bureau
everything else should be getting to the 24 months or older point which will helpyor score
IF
you have good new open never late lines of credit that are 12 months old
--------------------------
Will charge cards typically let you reopen them, and what cards would yousuggest trying to reopen because I only had like one major credit card whichwas a capital one card the others were store cards like jcpenney and kohls Iwas told that instant credit through stores can hurt your credit in the longrun.
--------------------
sometimes they will let you open a past account
see what i did here with bp oil
capital one would be the best route

Collection on back child support almost 7 years old
I have a question about 2 old collections that happens to be back child support, my question is does this drop off of your credit report after 7 years like other collection. Or does it stay on my credit report forever?
------------------------
it drops off unless you are continually late or behind.
child support goes on until a child is 18 right?
that leaves a long time for another chance at screwing up and prolonging the 7 year problem
----------------------------
No I am not late now I am current and is planning on staying current but these 2 collection will have been on my report 7 years July, are your saying that they will fall off in July which will be 7 years? If not can I call the credit reporting agency and ask for them to remove the collection in July? About 3 years ago I disputed one of them that was on Trans union and somehow it was deleted, but I look at my experian and I see it on that one. How can that be? Should I dispute experian telling them that I have has this deleted on one of my reports and that this should not be on theres?
------------------------
7 years past the column thats says date of last activity. yes
just because one bureaus drops an account, that does not mean another has to
it does mean, there is a possibly or maybe even a probabilty.
so

30 60 90 days late. How bad will it affect my credit report.
30 days late on my credit report within the past 6 months can reduce my credit score up to 40 points. If I get a 60 days late or a 90 days late or multiples of any of these my score car drop 100 points in a matter of days. The good side is after 24 months of no lates my score can go all the way back up to where it was when I had no lates.

Utitlities nd bills not reported unless unpaid. collections
On your website you stated that non lines of credit such as insurance and phone bill collection accounts show as a negative only. How do they differ from a revolving account collection or installment account collection? Do they all have the same effect on your score or since credit wasn't extended it's not as bad on your score as a revolving or installment collection account? Also I heard that it doesn't matter the amount of the collection $10 or $10,000 it still has the same impact but relating to your debt to income ratio the amount would certainly matter right?
------------------------------
revolvong credit is usually reported to at least one bureau every month positive or negative.
phone, electric, insurance, hospital bills, water are utilities and utilities are not lines of credit so they only show up on your report if you don't pay and let the account go past 90 days with and outstanding balance. then the utility will show up as a collection or and uncollectable bill.
any type of collection ,means an account has gone past 90 days late and affects your score negatively.
the last statement is true because a 10,000 collection would reflect you have a 10,000 payment due for that month.
sometimes hospital bills are looked at more leniatly than other collection because they can be accidental debts or mistakes with insurance and many times can be settled for less.
a utility is something that was charged out and used by the consumer who did not pay and shold have.

Denied credit for a 30 days late on my credit report.
your web page about bad credit. I was 30 days late (1st time on 4 year car loan) and when I noticed by the next month I paid both months at once. I called the finance company to see if they could remove it from my credit report and they put my on hold for a few minutes. They came back and said that they could not because it was a law that automatically kicks past 30 day accounts out to the creditors. Sounded like bologna to me but was wondering what to do to get this removed. I could pay off car in full if this would help remove it. My husband's business had been denied credit I feel due to this problem. What do you think and can you help me? Any info would be appreciated.
-----------------
in 24 months the lates will not affect your credit.
sounds like you have done all you can do as far as removing it
i know you can go back after 24 months and ask because many credit cards and lenders only report the past 24 months activity.
sometimes crditors will allow one months grace per year. you might ask for that. one months grace.
one thing would be to pay it off and make sure the account would not hurt you in two years

On disability have student loans 2 teen kids and need a car
Dear BO Majors,
Hello... I saw you by chance and you are not all that far from me.. I am up Hendersonville way..
I saw your Blog and decided to give it a shot..
I am single Mom for last almost 13 years. I have 2 teen kids,. she be 15 in Feb and Son is 16.. I went to college back in WV in 2000 I do believe.. and My loan I taken out was..-
2,500.00 and now the interest after 7 years is up to 4, 500.00 and I am in debt. and no way to get extra funds to pay this even monthly.
. I am on disability income and it takes all my money to pay rent , food, etc..I am not eligible for food stamps., my son has disablity and he gets a check for his handicap... I have no way i can pay off my bills and especially this student loan from 2000. and I see it keeps getting bigger and bigger...as I speak..
I am in Tennessee now going on 6 years and I have to have a car, and I got a car., at a Buy Here Pay here..deals and you know I did not get a decent car..it now needing repairs and this guy is ripping me off. paying Chris 200.00 month,
How do I get a Free Credit report now?..I am possibly like 6,000 in debt and now way to pay this Bills....Can you please help me figure out what I can do?..I really rather buy a car from a reputable car dealer, where I can have car payments of 200 to 250.00 I can not go any higher than that price for a car...
The credit cards I had was a Sears, Capital One, Fingerhut, and maybe another one.. and my credit bills are not as bad as some people's delinquent bills..
-------------------
you say your bills are too big to pay then say they are not as big as others. which is it?
i understand your persistant monetary problems. either let them go and hope you don't get sued for a judgment or contact them and make up a payment plan. get your children to help you pay. they are both able bodied i assume. you are doing all you can but do not expect to get credit if you can not pay bills you have already accumulated. its a hard world out there. i am sorry
---------------------
HELLO . I was meaning I have my monthly bills, and not enough money to pay the ones on my credit , and that my credit bills seem to be not as high as OTHER People's , mine is around 6,000 to pay off- 4,500 is for the student loan.... and my kids are not old enough to work. so that won't help me..and Student loan is way too much interest for a 2,500 loan that I took for going to college in 2000.it was sold to another place , that made the interest add alot to it... and to try and get a re payment plan, that is like I should not buy food for my 2 kids. so that is what i look at all the time..it takes my income to pay the utities, car payment, car insurance, and food every month and we do not go out for entertainment, we stay at home always..
Thanks for you input
----------------------
you can get a free credit report by buying this and canceling in less than 7 days.
that problem that has to do with income and budgets
must be worked out on your own
its not a credit issue although your credit will end up in the tank
you are not your checking account
do not get down
keep plugging, look for another or better job, and get the father of your children to get a life and pay for his children. thats all i know
you are a good person. you are not your bank account

Very old collection account refused certified mail. Porfolio Recovery
Hello Bo, I have an account on my report that is very old. Over 12 years. Anyway, I sent a validation letter - certified mail to the collection agency, Portfolio Recovery. All they did was refuse the letter. What is your suggestion? Should I keep sending until they accept or just dispute with the bureaus? Thanks for any help you can give.
----------------------
did they refuse the letter
or did you get the wrong address
or was it sent to a po box and they are asked to sign.
doesn't make sense for them to refuse it
try certified delivery only.
I'm not sure whart the name is when the have to sign but it is not certified delivery.
that way the post office certifys they delivered the mail.
no one has to sign for it

NEW QUESTION
I had my credit run by a mortgage company recently and on the report it listed the addresses as: equifax po box 105873 atlanta, GA 30348
transunion as 2 baldwin place, in front of the po boxof 1000 chester PA 19022 ( strange)
the experian as Po box 2002 Allen tx 75013
I am not sure which address to send my letters???
I guess I can call to confirm the addresses.

ok, i was just wondering why my credit report had different addy's. but thanks, I will. I decided to take care of it myself. I had two mort. referrals who wanted to charge me between 500 and 1750 to remove.... sha right

fix and raise my credit score, diplomat husband security clearance
Hello Mr. Majors I found your site while looking for information on how to fix and raise my credit score. I apologize in advance for this lengthy email and for how candid I need to be. I am married to a US Diplomat. We have been married for almost one year... Wednesday will be our one year anniversary.
I knew I had bad credit from my first husband's bankruptcy and from poor choices that I made, myself, in the past. I have never had to be responsible for anything financially aside from a few car loans when I was in my teens and early 20's. With my first husband I was never allowed to have any responsibility nor was I informed or included on any of the decisions made. When he filed for bankruptcy, I did what I was told and I signed everything. I didn't know that I did not have to sign anything. To this day I still don't know what all the debt was from. My problem now and what I need to do:
Because of my husband's security clearance, my credit score puts him at risk of losing his career. He's been asked several times about why my credit score is so bad. My credit score is 433 and I found that out just last week. Last summer, I was in the US and got a free copy of my credit report. With my husband's urging I paid as many of them off as I had valid phone numbers for. Just last week, I paid everything off that was listed on TransUnion. I attempted to receive credit reports from all three credit reporting companies but I am unable to do so from here. We are living in Germany at the moment and they won't release it to our IP address.
Because of my credit score, my husband and I have to separate in order for him to not have any danger of losing his career. I have to move back to the US very soon and work on fixing this before we can live together again. I honestly do not know what else will be listed on the other two reports. I do not even know if the free credit report that I got from the government last summer used information from all three credit companies. I was told today by Credit.com that there was an alert on my Experian report and that they were unable to release that information to me.
My husband said that the alert may be nothing more than the fact that I tried accessing it from here. I feel as if my entire world has fallen apart. My husband is very angry about all of this, and rightfully so. He is also angry that he didn't 'push' me harder to have this taken care of last summer when I first looked into it. Our separating is the one and only way we can salvage our marriage and keep his career safe in the process. I had a surgery four months ago that almost killed me.
My husband had been talked to about my credit again but he did not tell me at that time. He's been sitting on this worry and anger for a long time and it finally blew up. Our plan is that I move back to the US and get an apartment there. I will have plenty of money to get started and my husband's father is going to look for a car for me. I'm not entirely certain why I chose you to email with this. I think it's because your picture on your website reminds me of my father-in-law. :) I need to know the absolute fastest way I can raise my credit score so that I can be with my husband again. I'm sitting her typing this to you and crying because I'm so terrified. Right now, I have no credit cards and no loans. I know that electric companies and phone companies report to the credit bureaus, but I don't know if that is enough. I would like to get some kind of credit card and use it and pay on it every month to create a credit trail.
My husband also told me, that when I insure whatever car I get, to only pay monthly so that that shows up as well. My goal credit score is 650. That will insure that my husband will not be questioned about my credit and I will be able to get work at the Embassy that he will be assigned to. My husband and his family are the only family I have. I don't want to lose that and this is killing us both but there is absolutely no other way. I don't know if, for me, hiring a law firm that deals with credit repair is the way to go or not.
There was one thing that showed up on the report I got during the summer that is not on the TransUnion report I got last week. This was the only thing listed there that I would dispute. It was for a credit card and the amount was a little over $15,000. I have never had a credit card that was even remotely close to that limit or would be that limit even with years worth of penalties, etc. Thank you, in advance, for any kind of suggestions that you may have and are willing to share with me. My situation is one of complete desperation.
My husband is diverting part of his paycheck into whatever bank account I set up, so I will not have any problems keeping my head above water while I am working to correct this. I'm 36 years old and all of this "adult responsibility" stuff is completely new and foreign to me. It's embarrassing and it was and is the one thing I wanted to fix about myself. I know I need to do this for me, but I am doing this for my husband as well.
Kindest Regards
------------------------
utilities do not help your credit
you need an open line a good credit. a credit card thats reports to bureaus
you really need 3 that have a credit trail at least one year long
go here and get one or two that reports to bureaus. MAKE SURE THEY REPORT.
pay extra or a downpayment if you have to. steadilt increase your own credit limit by chargeing gas each month and paying more than you charge each month till you have a balance owed to you of 500+ dollars at the end of one year.
pay off everything you can that is past due or charged off, or in collection and maybe in your bankruptcy. read this page about bankruptcy .
if you pay everything off and get some lines of credit with a 1 year credit trail. your score will jump to 650 i guarantee it.
433 suggest nothing is positive on your report.
as far as the lock at experian
your husband is probably right.
for protection purposes.

January 13, 2008 Dear Mr. Majors; recently correct trivial errors
January 13, 2008 Dear Mr. Majors; I recently had to correct a number of trivial errors on my credit reports, and your website was a tremendous help. You have collected all the most important bits of advice and made them available in an efficient way. I had to trawl around the net (which I don't have time to do) before I found your website http://www.oskie.com/equifaxtransunionexperiancredit.htm), so I wanted to express my most sincere gratitude.I am a school teacher, and part of my goal is to teach the basics of financial literacy to my high school students. Your website is invaluable in helping them understand what they need to know about credit reporting. The kids tell me that everyone is corrupt and out to get them. I tell themthat my perception is that about 80% of the people in the world are fairly normal and nice, 10% are rotters who may do bad things, and 10% are angels who will help them out. I count you in that angel 10%. Many thanks!!

What a wonderful person you are for making this website. Thank you for caring enough about other people to make this website!

Collections has contacted my family. Violation of FCRA?
Bo what do you do if there is an account in collections and they have called a relative and given out information regarding your account? Is that not part of the Fair Collections Practice Act
------------------------------
yes it is
i think you are being abused
-----------------------------
Who would you file a complaint with?
-----------------------------
your state atorney general
or the ftc
---------------------------
Bo, when you file a complaint what will happen? Have you ever heard of people doing this
-------------------------
sure
happens all the time
i am not sure what will happen
i guess they will investigate your claims
and if they find the collection company did in fact contact your family
they might make them drop the collection and go on

Court odered judgment. Collections from canada harrassing
A friend of mine is a Katrina survivor and now lives in California. She is being hounded by a guy who took over a judgment in 2004 that was issued in the courts in New Orleans. He was contacting all the people he could find on her website that were connected to her and sending them faxes and emails and calling them, telling them that he was collecting a judgment that she owes and asking if they could provide any information. He reached me and told me that he was going to take all the money that we make together on a venture we are working on that was posted on our website.
I had her send him a debt validation letter. He responded saying that he is not a third party bill collector. He sent her the judgment that shows that the original creditor had the judgment assigned to him in 2004 and he is now the judgment creditor. He said he is not bound by the Fair Debt Creditors Act.
We put in the letter requesting that he cease and desist in calling other person related to her and that she would file a complaint with the AG and file suit against him he continued to do so.
His address is in Vancouver Canada. Does he have jurisdiction on this judgment that’s from the New Orleans court when he lives in Canada and she is living in California?
I know she needs an attorney but she can’t afford one – she is trying to work that out.
What she wants is for him to stop contacting third parties and she wants to know her rights. She has some property in New Orleans. The judgment is only $2,000. He wanted her to pay $700 today and he would call it quits but she doesn’t have them money. And, how would she know he would go away if she paid it. He wanted her to wire it to her.
-------------------------------
I am not sure about this at all.
sounds fishy, but court ordered judgments are different than credit related issues
i think people can go to jail over this stuff.
I would also think that the court or person who sued would be the only person that could hurt you.
I do believe that a FCRA probably does not work with judgments. But most if not all are bound to not harras. Seems like if he was real he would threaten jail.
I would say contact the court if you intend to pay. then the state atorney general
--------------------------------
Thanks very much. She got an attorney involved and the matter is being settled amicably with a settlement agreement for a very low amount!!

Tax lien released in the status area of my credit report.
tax lien. What does released means in the Status area of your credit report
-----------------
the tax lien was satisfied or paid off in full
usually a date will accompany this
the date would signify when the credit is scheduled to be removed from your report.
the status shows
today right now
if you are paid on time and in full right now
many credit cards, and car loans and homes loans
report daily. if i am one day late my credit union will make me
pay up to date and in full before they will approve me for a loan.
status is where you see this on your report. there should be zero late right nows on your rpeort.

Graduate with student loans. Full scholarship athlete
I am a recent graduate of Temple University where I have about $7,000 in Student Loans, where I have been on time. I have some medical bills that are outstanding; however they occur as a direct result of my Track and Field Career at that school where I was a full scholarship athlete. I know that these bill are covered by the school, because I was insured under their policy. I have been disputing these bills FOREVER. I believe it's because of those bills that I cannot obtain additional credit. What can I do? I need to open two more lines of credit. I have a decent job and I don't have any problems making a down payment for credit. Please advise

Account scheduled to go off record in 2008
I'm not sure what it really means. OK here it goes , on one of my accounts says
"This account is schedules to continue on record until May 2008"
Does that mean that it will come off at that time?
Thank you for all of you help, and your web site it great keep up the good work
------------------------
recorded within the company?
recorded and reported to a bureau or bureaus?
transunion equifax experian
the answer would be to look at your credit report now
and
check date of last activity on the same account.
and while your at it, all your accounts.
2008 would suggest the date of last activity would be
2001 last payment activity on this account 000111
remember accounts inactive for more than 24 months will
never help your score.

Divorce threatens my home. How to stop the madness
Multiple debt collection agencies, and most recently, a law firm are calling me looking for my husband. Our divorce is still pending. We have been separated for over four years. He is being sued for credit card debt and there is a court date scheduled in May 2008. He is ignoring it. The law firm is going after the house which is in both of our names. I put in 100% of the down payment and I paid every mortgage payment by myself. The man is a bum (hence, the divorce), never works, and lives off the alimony I am forced to pay him and uses our two daughters to collect child support from me.
He doesn't care that there will be a lien on the house and that this will screw up my credit and force me to pay off his debts before I can refinance or sell the house. I know he is purposely racking up credit card debt and not paying it just to make more trouble for me and bring me down financially. I already have over $30,000 in credit card debt myself because of attorney fees. I have no late payments or defaults.I need to see a copy of my husband's credit report to know how many lines of credit he has open, what he owes, and how late his payments are.
Since I'm not a business, an apartment manager, or a credit agency... can I ask my divorce attorney to ask the judge to issue a court order for my husband to produce a copy of his credit report? Aren't I entitled to full financial disclosure? I think this would also show the judge that he is unstable, financially irresponsible, and unable to keep a job to provide for his kids.
A man like this has no business having his kids living with him 50% of the time. What can I do? If I can get him to agree to transfer the title to my name alone before May 2008, would that protect me and my credit rating? What will happen to my house and my credit after May 2008 when he loses by default by not showing up to court?
---------------------------
your report will show
j for joint
s for co sign
or
i for individual
you don't need his report
i would put a stop on anything thats shows a
s or j
ask the court for an order and
call the creditors fast.
I would sell or refi the house NOW
and any cars or installment loans that have collateral.
if not
you could deal with this for years

Employer & personal information on my report is out of date
I have been out of debt since 2005. My personal information on my credit reports are out of date. they show my employer before I went in the military 10 years ago. I am now a nurse and a homeowner. how can I update that. Thank you
----------------------
you need to new open credit
the employer entry is right
its just old
employer data shows up when you inquire about getting new credit
you will state
your name
current address
current employer
and current last name. womens names will change when they get married.thats how your employer, address and stuff ends up on your report
from your inquiries
so i would say go get some new credit
you need some any way.
after 2 years of no debt or credit you will have a zero credit score

Fiance cosigned with mother on a mobile home. Mother wants out
My Fiancé has co-sign for her Mom about 6 years ago. At that time.. the mom was living with her husband and making payments as normal. Now they have a Mobile home and the mom is now single again. it seems that the lot fees from where the House is located are more increasing more and more.
The mom wants to move the house to a mobile park in Texas. and perhaps try to sell it later.. but she has also talked in the past about just walking away from the entire mess.. ie: filing bankruptcy.
What do you see as a favorable outcome with the issue that might effect my Fiancé who is about to graduate from college at the end of the year.
----------------------------------------
any repo will kill her score for 2 - 7 years I would do everything I could to get the thing sold and your fiance's name off the loan.
of course finances and situation play into this.
but a 13 or 7 would show on your fiances report just like her mother
and she could be liable in court and possibly face a judgment in the future.
---------------------------------------
The problem is that it is a Mobile home and there are about 5 in the same block that are still not yet sold.. Prices dropped.. Landscape upgrade.. you name it.. they have done that..
I am thinking that her mom is going to drag herself down.. and get my fiancé’s signature on the house move.. and see what happens later..
---------------------------------------
you got it right

Judgment not mine but Experian and Transunion will not remove it
I have a judgement on experian and transunion that is not mine. I have disputed the judgement with both and followed up with three amendments to transunion. All have been rejected. First and last names are the same as that on the judgement but that is all that is similar. I have obtained a copy of the judgement giving the spouse’s name (judgement was for unpaid hospital debt from spouse’s hospitalization) and accompanied that with a copy of my marriage certificate showing that I have been married for 32 years and that my spouse’s name is not the same as that shown on the judgement. I have also included voter registraion and tax information showing that I have never lived at the address of the individuals named in the judgement. I also included a letter on attorney’s letterhead (faxed and unsigned?) from the attorney filing the judgement for the hospital to a mortgage company (recently handled my new home loan). The letter states that the social security # of the individual named in the judgement does not contain the same last 4 digits as my SS#.
------------------------
contact your state attorney general
he will slap the court and judges head
and you will the info you need to get experian and transunion to wake up

Trying to purchase home and 7 year old debt is in collection
Have been reading your web page and you include some really great advice, but i do still have one question. My husband and i are trying to purchase a home and there is a collection in my file hurting our chances and making our score low. The thing is i have no idea who they are. They are called Portfolio Recovery and they say i owe $63.00. Not much right?? Well when i called they said i owed $2,000. When i asked who the original creditor was they said Capital One and it was an account opened in 1998 and last act shown was 2000. Can they do this?? This is 7 years old. I dont even remember this account honestly but i can say that right after high school and attending college this may have been a credit card i let go. But it would be so difficult trying to obtain records 7 years ago. What advice can you give me to get this taken off my credit report file? I want to dispute it but maybe you can give me some key points when doing so.
--------------------------
use debt validation
then the follow up if needed
then contact your state attorney general
if they cannot give you full details with legal documents showing you owe this money and they a legally able to collect it from you.
Help negotiating charge offs with creditors
Do you help with charge off's and negotiating with creditors.
-------------------------
i have all the info you need free on my site
if you can pay
ask if i pay in full will you remove totally from my report
if not say you will pay 30 cents on a dollar for paid in full but still on report
if not pay in full and ask them to not re date the date of last activity
if you have collections from second or third parties
use debt validation
oh
get any deal on company letter head signed by whomever you agree with
other than the last and least benificial option of paying in full with no real help

Judgment paid in full but shows balances owed on my credit report
I have a question regarding a judgement that was placed on my credit. It was through a small claims court and I paid it all of the day it was due. I have documentation to prove it. Is there any way I can get this deleted from my credit ort does it show as a pay off?
--------------------
www.oskie.com/credit-dispute.htm
go here and dispute the acount as paid in full
it should show paid in full zero balance
but
the judgment will show on your report for 7 years
after 2 years pass the judment will not hurt your credit
if
you keep good current open credit that is reported to bureaus

Judgment from local hospital. Negotiate a settlment
The local hospital took me to court and consequently got a judgment againstme (my property) for $1,400, now it is up to $2,360 with interest. In 2years it will be off my credit history according to one credit report fromone of the credit bureaus.I contacted the hospital to see my balance and that's when they told me theabove. They sent me a form to fill out agreeing to have my credit checked once again and asking total financial info , notarized, etc. I don't want todo this, but would rather send them a negotiation letter from your web site. What is the amount I should offer them to settle this. It has been since 2003 since they got the judgement. I did make a few payments after court, but then finances became so unbearably tight due to disability and no incomethat I stopped making payments. Now I would like to settle it. The rest ofmy credit report is good except for this so I'm looking to clear it up - oneday I may need it.

Medical bill charged off and sent to collection agencies.
Hey Bo I wanted some advice. I have some medical bill and I have paid them. They were with collection agencies. Can I still have them remove the bad information? What do you say to them. also with charged-off credit cards what do you say?

pay them off
then reopn the same acount with a downpayment
call and tell them before hand you are trying to be a reasonable credit worthy person and need help
after 6 mo, 12 mo, 24 mos
ask them to report only the past 24 month preriod
since these are revovling credit lines
they usually only report the past 24 months anyway
so your not asking for much
i did it with a bp oil card
-----------------
Bo what about with cards like capital one. I have a charge off account and they are still charging me interest. what do you suggest?
------------------
call them
ask for some way to get back in good graces
be willing to pay a downpayment on top of what you owe
ak for help with interest and penalties
explain you are trying to buy a home and be a reasonable credit person
ask for help
you are a ood person who had some problems
just give me a chance
------------
Bo I wanted to ask you if old accounts are removed say tha have passed the statue will that help you beacon.
---------------------
yes but not much
as accounts from today
back two years
count for 80% of ones score
7 years is when account comes off your report
so keep good recent credit open

------------------
Bo I am confused about the validation? I do have charge off accounts so do I just sent the letter and what happen with the account while it is being validated. I am in the process of trying to settle with a collection company for Sams card I asked him if they would remove it or show it paid in full. But he said they did not do that. Did I ask the right thing? What are my other options?
----------------
validation is best used for collections from second or third parties
sams is a first party
so validation is not what you need wuth sams
you have done right with them
try to get them to remove if paid in full
if they will not ask them to settle for less, and mark paid in full
if they will not do that ask for marked paid in full with no new date of last activity at least, if you pay in full

Remove 30 days late on my car loan payment
Is there a way to get rid of the 30 day late payments on my credit report? I was reviewing my credit report like you said and I do not think I was as late on my car payments as the car company is saying. I even printed out my payment history with them and it is not clearly evident that I was late nor on time.
-------------------
car loans and home loans are the hardest thins to get off your report AFTER they have happened
if you catch them while they are happening, or right after, then many times the installment loan company will make a change.
if you have recipts or bank statements contadicting the entries the company has to take the 30 day late marks off.
it sounds like you have already tried this and it did not work.
so i doubt very seriously that you will be able to get these removed.
the best thing to do about this it to get it all 2 years or more behind you and keep good rated, reported credit going.
if you keep good credit open, when 2 years pass the 30 day late marks will have little or no effect on your credit rating
credit is real and sometimes it is best to learn and go on.
you can dispute these items with a free dispute, but ou have already called them directly. So the chance of anything different happening is very slim
on other suggestion would be to pay the loan off as quick as possible.
the quicker you can start the date of last activity on that account the quicker the account will be gone off your report.
as it stands your report will continue to show you were 30 days late for seven years after you pay off the account in full

Debt sent to court and judgment against rendered.

---------------------
no help there
judgments are a matter of law and public record that will not change
pay it fast so it at least shows paid
get it 2 years behingd you and get new good credit to overlap the past bad credit
Remove a credit inquiriy. Bankruptcy or Credit Counseling
is there any way I can get a Credit Inquiry that I did not authorize, removed from my credit report? The on-line dispute won’t allow me to dispute it and the phone for Experian (your right!) is useless… See following events:
I’ve been working on consolidating my credit cards and I applied with my bank, Wells Fargo. I had specified very clearly that I want a Dept Consolidation loan. They pulled my report, said they could not give me a consolidation loan based on my dept-to-income ratio, but did want to “sell me” a small additional credit line instead.
Then they (a person on the phone at my branch) said I should call their (Wells Fargo) financial department to see if they could help. I assumed that this was a division of WF. I was given the phone number to call. I talk to a person there and was told that they could review my credit report and see what they could do. They did Not ask me if they could pull another report, so I assumed that they had the same data base as my bank’s branch.
After reviewing my info and calling me back, they also told me they could not do a consolidation loan and they also want to “sell me” a small credit card (not problem with that!). I stated for the third time that I was Only want the consolidation loan and said I didn’t want an additional account.
I use “Credit Expert” for 3-in-1 reports. I review my reports often. I decide to pull a report and saw that I had 2 credit inquires for the incidences listed above!!!
One from Wells Fargo Bank
One from Well Fargo Finance
Both on the same day! I called Wells Fargo Finance (second place I talked to) and told they I did not give permission to put my report and that I was not told they would. And I assumed that they could review the info pulled from the bank. They said they always pull a report and that they are not a division of the Wells Fargo bank!!!. They actually called me 3 more times trying to influence me to get the additional card! It sounded like the same card as my branch. This was after I was mad about their actions.
---------------------
they cannot review your credit without putting on inquiry on it
inquiries are frivolous pursuit for better credit.
let that go
pay down debt
what they did is sort of a normal chain of events
with local and done businesss with them before accounts
you ask them to review your credit
they pull an old app
inquire
then call you back with what they think they can do
ive done it hundreds of times here in
Tullahoma tn with customers who want to know what they can do with out going in
if you don't walk in
how do you think they are goind to review your credit
unless they pull a report with info from the past.
let it go
sounds to me like you could look for a credit and budget counselor
not another loan
try that. i think it will help you the most
--------------------
Thanks for your help. I am already set to see a counselor.
--------------------
thats the best bet
ask them everything you have asked me
sorry about the inquiries and i can see why you are angry
it just doesn't seem right i know
in the end inquiries do not really hurt score
your debt to income ration has to stay below 45%
if you are pushing that and it sounds like you are
a counselor will be of some help
remember they are salemen too
to listen and go home and think
talk to your firend
do not do anything right then

Remove a paid judgment on my credit report. Who reports judgments?
I checked my credit report and on one of the credit reporting agency's it shows a judgment was put on my report. Do you know who reports this on my credit? The reason I am asking is due to this judgment was satisfied before the 30 day deadline and I am concerned that the plaintiff, not the courts, reported this. It is reported as satisfied, but not sure how or why it would be reported on my credit.
When somebody is placing something on a consumer's report, do you know if they are required to provide my social security number or my driver's license number? My concern is that if the plaintiff reported this, I never provided her with my social or my d.l. number. nor was a contract of any sort signed providing the plaintiff with my information.
I have tried to find out this information from the credit agency, but have not had any luck getting a straight answer. If the plaintiff reported this and has my information, what can I do about it, as it would be pretty unnerving to know that she illegally got hold of my information. I really need some advice on this, as this small judgment ($479.00) that was paid and showing as satisfied on my report has hurt me when applying for credit. The plaintiff used to be a friend of mine and was very upset that she did not get the $4000.00 she was trying for and I worry that she may be trying to damage me by doing this...if she reported this and not the courts.
---------
courts report judgments
not random people
these are public records in court archives
you might try the debt validation form
if you know what court
if you don;t know
you can dispute the item with each affested bureau and an adress and phone must be provided
find the forms here
all debts have to be valid line of legal documents
I would say go on and remember. Court equals bad.
the goal here is noo lates on 3 - 4 open accounts.
everything reported bad
ie: judgments
more than 2 years old
pay and go on

Should I file bankruptcy or use credit counseling
Hi my name is Tanecka I would like to know If going through a Credit Counseling Service looks bad on credit I was told that If I did that and tried to get a Loan etc... that I would be denied I am trying to buy a House with in 2 years, I was told that I should file bankruptcy but I just don't think that I should. Please can you give me advice on this.
-------------------------
on filing a bk
consult a friend
a cpa or budget counselor at your local bank
someone you know who filed a bk but has ome out of it
credit counseling will show up for 7 years after you make you last payment
what if it takes you 2 years to pay it off
then for 9 years it will show couseling
both a bk and counseling look bad on ones report.
bk's are usually considerd less a of potantial risk as one cannot file but once every 7 years
so re establish credit quickly or try to leave a couple active reported to a bureau accounts open if possible
same with counseling. Leavs on or two ouf of counseling and pay them religously

collection credit card paid in full every month. car home loan
a 2nd year resident who will be going for my citizenship this summer and of course am working on my credit. I am originally canadian and worked in the usvi and had a cell phone through sprint. When i got transferred back to canada and they didn't provide the cell phone service there it was agreed that they would keep my deposit and close my account. Well you can guess what happened they kept my money and did not close my account. So almost 5 years later and now back in the usa upon purchasing a vehicle I learned this was on my account still. I contacted sprint and they assured me that this was no fault of mine that the account hadn't been closed and it even stated this in their notes they even gave me copies of the notes left in their system that states that I owe nothing. So 2 collection agencies later from being sold from one to the other I called them and shared that information with them, they weren't interested and stated I had to pay or it would remain on, i even disputed it through credit inform twice and they stated that it was to still be paid with a balance of $224 I told them my concern of paying this again and it not being removed they told me they would post this as satisfied on my credit if I paid it again and stated that the letter would come at the end of paying it and they couldn't agree to having it removed from my account. I didn't get a good feeling from the conversation and this being my first time going through collections on my credit I am worried, I am uncertain what to do at this point and don't want to pay again if I am going to get screwed. I also have plans on purchasing a house as well now in texas and need to get my score up. I have had my limit on my credit card increased from $300-$2750 in less than 18 months due to paying my full limit off every month. Do you have any ideas to get my score up as high as possible by summer so I can purchase a home. Each report shows anywhere from 568-613 at this point everything has always been paid in full before due is it because i haven't had credit for a full two years yet or is it due to the balance on my car loan.
Please help me with this collections issue as well as increasing my score.
----------------------------
use debt validation and pay
negotiate before you pay if possible
ask for paid as agreed and paid in full
pay off anything past due or owed
30 days late, collections
on my credit report
ask for help
reopen credit past bad credit card collection charge off accounts
after 24 months ask for updated to "past 24 months only"

Collections, college loan, credit card, score 590 591 592
In 2005 I finally pulled my life together, but I had about $3000 of bad debt from the previous 3 years: 1 $800 credit card, 1 $1000 credit card, and 2 $500 credit cards. Some of these were transferred to other collections agencies and some were not; the $1000 credit card was closed and the rest were charged off. Last month I finally paid off the last one. I had been monitoring my credit and I understood that I could have just waited 7 years and hoped that they wouldn't chase me down, but I wanted to pay it all off and have done with it. Was this the right decision? My credit score has only gone up a couple of points over the course of paying all these old debts. Does my score go up for having paid them off, or do I have to just wait a couple of years and keep paying my current loans/credit cards on time? All the bad information on my credit report is correct, so I can't dispute any of it.
Also, I have an institutional loan from my college that has been transferred to a collections agency. This is the only bad debt left unpaid or unsettled on my credit report. They keep writing me polite letters and asking me for $1000/month payments. My budget isn't even ready for a $200/month payment! Can I let this debt sit indefinitely until I can afford to pay it off more rapidly, or is there some benefit to negotiate and start a small monthly payment now? Since the debt has gone to collections, I'm not sure if they have to report monthly payments like a regular loan, so I didn't think it would help my score to start paying.
I have one credit card, a federal student loan, and a car loan on my report that are all current (yes, more bad debt than good on my report, but all but one is PAID now). My credit score is hovering in the 590's. I plan to get another credit card as soon as I hit 600, so no need to advise me to do that.
you could have negotiated before you paid.
dont be late more than 30 days on any open credit for two years
do something with the college or collection
contact the college before you contact the collection if you can
start paying someone
or take a chance with
a bad credit score for a long time
that is a personal or ability to pay question that you have to decide.
in the end the credit report has to show no late or past due payments to get a score up over 630

Do i send it to any particular area or attn: to anyone to ensure that it was received and not just tossed in the shredder? Please advise at your convenience. Thank you.

How do i pay down credit cards to raise my score fast
If I need to payoff my credit card balances to raisemy credit scores, what is the best way? Do I attackone card or put any extra money towards all cards? DoI focus on a higher interest rate card or concentrateon paying off a particular card one by one? If I havea high debt to credit ratio how willing are thecreditor to lower an interest rate. I have never hada late payment, but I do owe too much money.
-----------------------------
to rasie you score
pay each card down to less than 80% against your credit limit
if you have a limit of 10,000 pay it down to 7,999
do this for each card.
this raises scores.
